Great Subshop at a Great price

 Great deal scenario: basic details:

Sales $4,500 per week, rent $4250 a month(including CAM), Net cash flow today for an owner operator working 40 hrs is $20,000, Sales price only $ 95,000, southern NJ location.(There is another amazing location in Toledo too that you can read about at the end...Sales 12,800 a week)

So you are wondering why I say this is worth looking at; It may feel like buying a job, and you are with many franchises not just Subway, but YOU ARE YOUR OWN BOSS, and you can control your work life somewhat and take off occasionally....  consider these other factors

1. Less than Half the price of building a new store in most areas

2. A husband and wife working team can easily take home more cash flow in the 32,000 range at current sales level of $4500 a week. If they give good customer service and follow franchisor guidelines, and raise sales to say $6500 a week, the cash flow can be in the $50,000+ range. This is not an impossible task. The store was doing 6500 a week just two years ago. Not a lot of money I agree so I am not suggesting you quit your $80,000 a year job to jump into this. But what about the unemployed in your family with no income or job propects? or the guy who is working for $24,000 a year somewhere like in a 7-11 or Convenience store?

3. Past sales just two years ago were $6,500 a week, making this a $40,000 net cash flow store for one person at the $6500 level(more cash flow of about $50,000 with 2 people)

4. Here is the good part: Only two fast foods in town, the other is McDonalds, in the same center. You can get to know the community better and give great customer service when you are the only Subway in town

5. Draws traffic from surrounding areas, and has good demographics

6. Only Subshop in town, unlikely to put another one in this town, so no competition

7. Cheap entry price into this world's #1 Sub franchise

8. Probably cheaper to live in this town for owner operator, but you will have to do research and compare to where you currently reside

9. If you get the whole family working, almost all the payroll stays in the house, so no family unemployment issues, no employee issues, and the family can live comfortably

10. Great upside potential; improve sales, profits, then sell in 3-5 yrs for a higher sales price(buy low, sell high)

TOLEDO: SALES 12,800 PER WEEK, RENT $12,000 INCLUDING CAM CHARGES, AND CASH FLOW $ 90,000 PER YEAR....PRICE $350,000. YOU MUST HAVE ABOUT $180,000 PROVABLE CASH AVAILABLE IN THE BANK....

Care to discuss the above? make me an offer  and I will present it to seller. If you live in NJ, you should consider this opportunity. And yes you can find a store with higher sales,  but rarely at this kind of price and with these demographics and an upside potential
